UAE set for desert growth and 15-minute cities to match population surge

New residential communities are emerging across the UAE’s desert as developers utilize the nation’s resources to meet the growing demand for housing and infrastructure due to a population boom. Experts predict that the 15-minute city model will drive this development, creating walkable communities with amenities close by to support the expanding off-plan property market.

Dubai’s population is expected to nearly double by 2040, attracting residents with its dynamic economy and lifestyle. The first quarter of 2024 saw 25,700 new residents in Dubai, with similar growth in other cities like Abu Dhabi and Sharjah.

Developers and urban planners are tasked with rethinking city living, emphasizing proximity and sustainability. Prof. Carlos Moreno, speaking at the Big 5 Global event, highlighted the importance of creating walkable, resilient communities.

At the event, experts stressed integrating residential, commercial, and recreational spaces to enhance quality of life. “It’s not just about buildings but what they offer to families,” said Sameer Daoud of KEO International Consultants.

With central areas becoming crowded, developers are expanding into desert regions like Al Ain Road and Dubai South, aiming to create self-sufficient communities. Jay French of Matthews noted that developers will bring varied styles, promoting community living.

Off-plan property sales are expected to rise as these desert areas develop. Experts also called for innovation in construction, such as steel framing, to meet the growing demand. However, challenges such as inclusivity and infrastructure remain, with experts urging a responsible approach to urban growth.
